How we calculate
We assume a 15% intermediary commission by default (your actual rate can be anywhere from 12% to 22%). We assume 20% of your bookings move to direct once the site is live. That depends on how easy your site is to find, your traffic, and how clearly you communicate the direct option. Some properties reach 40%, some 5%. This is a starting point for a conversation, not a promise.
